Benefits of Replacing Fascia over Capping It

1. When capping over fascias, it’s imperative that wood is checked for rot. If the rot is simply capped over, this is not fixing the problem but merely covering it – which inevitably leads to further problems down the line. Fascia replacement eliminates this risk by removing the previous boards in place.
2. Consider the protection that fascia replacement offers – you are entirely removing any existing issues and starting with a clean slate. Capping fascia on the other hand, is an added layer to your roof, which only reduces tile overhang. Tiles are meant to overhang on your roof to protect the wood underneath and improve rolling off of rain. Capping reduces your roof’s capacity to carry out both these functions.
3. Replacing your fascia is often pricier, but for good reason – this guarantees a longer lasting solution and is more cost effective in the long run. This is because the guarantee offered with capping of fascia does not typically cover the sub-structure. Therefore if your old fascia causes problems from rot, this is not covered. It’s for this reason that we recommend entirely removing the old fascia.
4. Replacing of fascia optimises the space around your home. When capping fascia you are adding an extra layer and this can often cause obstruction. When fascia is capped and allowed to settle from the weight of the tiles, it can cause windows or exits close to the roof to jam on this new level. Keep the level of your roof raised by opting to remove existing fascia.

If you do replace your old wood, we do use an 18mm plywood to replace the wood, and then cap over this, this will allow a better fixing for the cappit PVCu Board and well as a good quality fixing for the guttering.  If you screw guttering solely to a PVCu Fascia when the gutters have snow in them or any extra form of weight this will result in the gutter fixings pulling out of the PVCu fascia and even the gutter falling onto the floor.

Before replacing your fascia, it’s worth putting a few questions to the specialist carrying out the work. They should have experience in replacing fascia, and should be able to answer what it is they are affixing the fascia to, should be able to advise if your gutters need replaced as well, and should advise whether scaffolding will be needed as it often is required and this will increases the price of the job.

Ultimately whether you choose to cap or replace your fascia, all will come down to the specialist doing the work. In the wrong hands a fascia replacement can lead to weakening of the roof structure, which is why it is essential to check past work and experience before hiring anyone to carry out this job. Similarly, capping fascia without the correct precautions will only lead to further issues down the line.
